Market Appraisal

The appraisal takes into account the size, condition and location of your property and bases our findings against other sold properties in the local area. We pride ourselves on offering accurate market appraisals and have achieved sales prices that are 95% of the initial asking prices on properties sold in 2021. We can offer presentation advice if jobs need doing to improve the chances of a buyer being found.

The Particulars

Once instructed by you we prepare a detailed prospectus of your property that includes floor plans, colour images, the EPC and text informing prospective purchasers of the size of the property, the specification, the tenure, the location, local facilities and directions.

Market Conditions

As your local property expert we keep our fingers on the pulse of what is happening locally in terms of local developments and the market conditions. We have a property news feed our The ELTZE App that looks at countrywide property stories. Data Base

We have over 900 applicants on our data base seeking properties of all values and find that the general trend is for buyers to move locally and out from London. This is due to the high London property prices and improved links back into London. Buyers also benefit from better value for money and the green surroundings that South Buckinghamshire has to offer.

Energy Performance Certificate

It is a legal requirement to have an energy performance certificate on all properties prior to them going on the market. We have an established link with a local contractor and can provide you the details so that this can be completed. We find this generally takes about 45 minutes for the EPC inspector to visit who will look in the loft, if you have one, your boiler, your double glazing, any cavity wall insulation and take into account the energy efficiency of your property prior to preparing the certificate.

Accompany viewings and Open Days

We accompany a high percentage of the viewings requested on the properties we have for sale unless the vendor has requested to complete their own viewings. We find customers are more direct with the estate agent which enables us to give you more accurate feedback from the viewing. When a viewings is requested we call you and e-mail you confirmation that the appointments has been booked.

Offers and the process

When an offer is received from a potential purchaser we investigate their financial position by asking them to provide copies of any mortgages they have agreed in principal and provide a bank statement proving they have the deposit funds. They may prefer to provide us with a letter from their solicitors, financial advisor or bank manager which is acceptable. Our Mortgage Consultants will contact the potential buyer to double check this information and clarify that the offer is financially sound.

Sales Chasing

The process of getting the sale through from the point an offer is agreed to completion can be challenging. There are a number of reasons why a transaction may not proceed but we use our depth of knowledge to complete a thorough due diligence process at  the outset a keeping the transaction moving forward at all times to minimise the  risk of a fall through.

Surveys

During the sale process nearly 100% of buyers will either have a mortgage survey or a private building survey. We sometimes find that points need addressing with the property for sale and further reports and a renegotiation need to be entered into. Eltze Estates work for the vendor and are proactive in resolving any renegotiations as quickly as possible so that the transaction can continue. We notify buyers that a survey should be completed within 14 days from the date of the memorandum of sale.

Solicitors

We would recommend that you instruct a solicitor at the same time that you place your property on the market. This means you can cover all the upfront legal work providing the tittle deeds if you have them and the initial instruction paperwork in advance of a buyer being found. This up front work saves 7-14 days once a buyer has been found and means that a draft contract can be sent out normally within 48 hours of the memorandum of sale. We aim to set a date at the start of the process that all parties in the chain agree reference a date for exchange of contracts and completion.

Stamp duty

We have included a stamp duty calculator on the Eltze App as stamp duty is calculated at a staggered rate.  If a buyer is an investor and they own other properties the rate of stamp duty is even higher.

Fees

Fees are available upon request and payable upon completion on a no sale no fee basis. Please ask your estate agent for any special offers at the time of placing your property on the market.

Boards

We have designed eye catching for sale boards which identify that your property is for sale and makes it easier for potential buyers to find your property when the come along to the viewing. It alerts local residents that your home is on the market who may have family or friends who are looking to buy in the area. The board widens the exposure of your property and enhances the speed of a buyer being found.

Regular feedback

We undertake to bring regular feedback to our clients on a weekly basis. This keeps you up to speed with the marketing we are undertaking on your behalf and provides you with the comments from potential buyers after the viewing.

The Property Ombudsman

Eltze Estates is a member of the TPO who regulates our business and gives you a right to make an official complaint if necessary. We have never had this and our aim is to ensure this never happens.
