Placing a property on the market is a big step whether for sale or rental and it is important to make the right preparations so that your property is presented to it’s
full potential.

Eltze Estates Ltd can provide opinions on fine tuning a property at the market appraisal stage but draw your attention to the following action plan that will enable us to get the best potential price in a competitive market.

Follow these steps and stand a better chance of selling or letting.

• De-clutter your home as un-cluttered rooms feel more spacious and space sells
• Give your home kerb appeal by tending to your front garden, placing some hanging baskets or bay trees by the front door, polish your letterbox and clean your windows.  Also tend to your rear garden or balcony ensuring this is welcoming and tidy.
• Clean and de-clutter your kitchen making sure that surfaces have as few items on display as possible and ensure that your oven, hob and electrical appliances are spotless.
• Hoover, dust and clean your home placing air fresheners in various rooms.
• Finish any decorating. Clean and improve grout and seals in bathrooms and shower rooms and re-decorate any cracks.  Buyers and tenants will turn small problems into negotiating tactics that will cost you money. 
• Place your furniture in the right places in the room considering the flow of movement so that the room does not feel cramped.
• If you are not comfortable showing prospective buyers or tenants your home let Eltze Estate Ltd show the prospective applicant around.
• Eltze Estates Ltd will provide you with comparable evidence to justify the recommended asking price.  Do not be over ambitious with your asking price as over priced properties lose the initial marketing impetus and can cost you a potential sale or let.
• Have your boiler serviced and provide a copy of the last service certificate. If renting you will require a landlord’s gas safety certificate prior to marketing.
